Two Zones of Tulum

Understanding Tulum's geography is essential before choosing where to live:

Tulum Pueblo (Urban Zone)

The town itself, 3 km inland from the beach. More affordable, practical for daily life, has supermarkets, hardware stores, SAT office, and fiber internet. Most permanent expat residents live here.

Tulum Hotel Zone (Selva Zone)

The famous beachfront strip with boutique hotels, yoga studios, and jungle villas. Beautiful but expensive and less practical for permanent living — lower internet quality, higher prices, flood risk in rainy season.

Cost of Living in Tulum

Key fact: Tulum has fewer standard chain supermarkets — many expats do a monthly Costco or Walmart run to Playa del Carmen (45 min) or Cancún (1.5 hrs) for bulk goods.

INM Registration for Tulum Residents

The closest well-staffed INM office is in Playa del Carmen (45 min drive). The Tulum delegation can handle some paperwork but appointment availability is limited.

Process remains the same: obtain visa abroad → enter Mexico → register with INM within 30 days → receive residency card.

New Tulum International Airport (2024)

The Felipe Carrillo Puerto International Airport opened in December 2023, with commercial flights from 2024. Offers direct routes to Mexico City, Monterrey, and growing international connections — eliminating the need to fly through Cancún for many destinations.
